Can we change the layout of our primary bath during the remodel?

Accepted Answer

Often yes. Moving fixtures (toilet, vanity, shower drain) on a slab foundation requires saw-cutting and re-pouring, but it's doable and we do it regularly. Removing or relocating a non-load-bearing wall to combine a closet into the bathroom — common scope — is straightforward. Removing a load-bearing wall requires structural engineering review, which we coordinate as part of our scope.

Should we keep the tub or go shower-only in the primary bath?

Accepted Answer

Depends on your timeline in the home and how you actually use the space. Most Orlando primary-bath remodels in the last few years go shower-only in the primary and keep a tub in the guest bath — buyers strongly prefer modern showers in primary suites, and the freestanding tub trend gives a sculptural anchor without daily-use compromise. If you have young children and the home only has one bathtub, we'll usually recommend keeping a tub in the primary.

Are heated floors worth it in a Central Florida primary bath?

Accepted Answer

Honest answer: less essential here than in colder climates, but still meaningful. Florida homes have cool tile floors year-round (HVAC + tile = chilly mornings), and electric in-floor heat is relatively inexpensive to add during a tile install. Most clients who include it on a remodel are glad they did. It's not a need-to-have; it's a nice-to-have at the higher tier.

How do you waterproof showers and wet areas?

We use Schluter Kerdi or equivalent membrane systems behind every wet wall and shower pan, with a slope-to-drain mortar bed beneath the tile. This exceeds Florida Building Code requirements and is the industry standard for shower assemblies that won't leak.

Do you pull permits?

Accepted Answer

Yes — every job that requires one. We pull permits through Orange, Seminole, Osceola, Lake, and Brevard County jurisdictions, and we coordinate HOA approvals where required (Windermere, Celebration, gated Lake Mary communities). Permitless work in Florida exposes the homeowner to fines, insurance issues, and resale problems — we don't cut that corner.

What warranty do you offer?

A workmanship warranty on everything we install, on top of the manufacturer warranties on cabinets, countertops, fixtures, and appliances. If something we built fails inside the warranty window, we make it right.

Question 7

Can we live in the home during the remodel?

Accepted Answer

For most kitchen remodels, yes — we set up a temporary kitchenette, contain dust with negative-air filtration, and protect floors and adjacent rooms. For whole-home or large primary-suite remodels, we'll discuss whether a short-term rental makes sense. We're transparent about the disruption upfront.
