Bellalago, Storey Lake, and the master-planned belt

The 2000s–2010s master-planned communities around Bellalago, Storey Lake, and Tapestry have a consistent remodel pattern: builder-grade oak or maple cabinets in a closed kitchen, basic granite or laminate counters, and a primary bath with a separate jetted tub and a fiberglass shower. We replace the cabinets with semi-custom shaker, install a quartz waterfall island (or a real island where the original layout had a peninsula), and convert the primary tub-shower combo into a frameless walk-in.

Most Kissimmee remodels we run keep the home livable as long as possible — temporary kitchenette, dust containment, and trade sequencing that minimizes the time the kitchen is completely out of service.

Vacation-home remodels — a Kissimmee specialty

Osceola County permits and HOA process

The City of Kissimmee handles incorporated parcels (parts of downtown and the older subdivisions); Osceola County handles everything else, including most of the 192 corridor and the newer master-planned communities.

Most master-planned Kissimmee communities require HOA review for exterior-visible work but not for interior kitchen and bath. We confirm covenants on the first walkthrough and submit any required HOA approvals in parallel with permitting.
