The Lake Nona builder-grade gap

The vast majority of Lake Nona kitchens were installed by a handful of national production builders working on tight margins. The cabinet boxes are typically plywood (sound), but the doors are slab or basic shaker in stained maple, the counters are entry-tier granite or laminate-looking quartz, and the islands are sized to a sales-floor template rather than to how a real family cooks. Most of our Lake Nona work bridges that gap — refacing or replacing cabinets, upgrading to a real quartz island that fits the kitchen's actual flow, and adding the full-height tile backsplash, undercabinet lighting, and finish details that the original builder skipped.

Because the boxes are usually solid, refacing is often the right call here — the kitchen reads as a full remodel without the disruption of one.

HOA approval in Lake Nona communities

Most Lake Nona neighborhoods — Laureate Park, Eagle Creek, Isles of Lake Nona, Storey Park — have active HOAs with architectural review committees. Interior-only kitchen and bath remodels usually don't trigger ARC, but anything that changes the exterior (window swap, door replacement, exterior- vented exhaust path, HVAC repositioning) does. We submit ARC packages as part of our scope where they're required.

Laureate Park specifically has stricter design covenants than the surrounding communities — they care about exterior color changes, window grille patterns, and even certain paint finishes. We confirm requirements at the parcel level on the first walkthrough.

Eagle Creek and the gated golf-course neighborhoods

Eagle Creek and the higher-tier Lake Nona communities lean toward larger custom homes with original primary baths already showing their age — the early Eagle Creek homes are now 15+ years old. The remodels we run here typically involve converting a separate jetted-tub plus prefab shower configuration into a single oversized frameless walk-in, upgrading the double vanity to a custom built-in with quartz or dolomite tops, and adding heated floors and integrated lighting.

These projects often pair with kitchen reconfigurations — opening the kitchen into the family room, adding a real island, and replacing builder-grade appliances with panel-ready integrated packages.

Permits and timing through Orange County

Lake Nona parcels fall under either Orange County permitting or the City of Orlando depending on the exact location — the line follows the original development boundary and isn't always intuitive from a street view. We confirm jurisdiction at the parcel level on the first walkthrough and pull every permit your project needs as part of our scope.

HOA approval, where required, runs in parallel with permitting.
