What 1990s-2010s Oviedo production homes typically need

The Alafaya Woods and Live Oak Reserve floor plans share a few consistent pain points: a closed-off kitchen with a half-wall pass-through to the family room, builder-grade oak or maple cabinets, beige laminate or basic granite counters, and a primary bath with a separate jetted tub and a fiberglass shower nobody uses. Our most common Oviedo remodel scope: open the kitchen to the family room (often by removing the pass-through wall, sometimes load-bearing), replace the cabinets with semi-custom shaker, install a quartz waterfall island, and convert the primary-bath jetted tub into a frameless walk-in shower.

Carillon and the newer master-planned communities

The 2010s-built homes in Carillon, Twin Rivers, and Kingsbridge are structurally sound and have better cabinet boxes than the older Oviedo subdivisions, but the finishes are still builder-grade. Refacing is often the right call here — keeping the existing cabinet boxes, adding new shaker doors and drawer fronts, and pairing them with a new quartz top, sink, tile backsplash, and hardware. The kitchen stays mostly usable during the install since the boxes don't move.

We've completed a number of refacing projects in Carillon and can show samples of door styles paired with the existing trim packages. The result reads as a full remodel without the disruption of one.

School-schedule scheduling — a real Oviedo constraint

Oviedo families with school-age kids almost always want the heaviest remodel work scheduled for summer break or winter break, when the house is quieter and there's less competition between contractor work hours and homework time.
