Salt-air corrosion and the materials that survive it

Coastal Brevard homes — anything east of I-95, and especially the barrier islands (Indialantic, Indian Harbour Beach, Cocoa Beach) — are subject to chronic salt-air exposure. Builder- grade chrome and brushed-nickel fixtures often pit and corrode within 18 months. Cabinet hinges seize. Aluminum window frames deteriorate. We've remodeled enough barrier-island bathrooms to know which materials hold up: marine-grade stainless steel and unlacquered brass for fixtures, sealed soft-close hinges, solid-surface or porcelain shower walls instead of natural stone, and stainless or PVD-finished cabinet hardware.

These specifications are the difference between a bathroom that looks new years later and one that doesn't.

Hurricane code and the 25% rule

Florida Building Code requires impact-rated glazing on replacement windows in coastal Brevard if you replace more than 25% of windows in a 12-month period. This catches a lot of remodels off-guard — a kitchen and primary-bath project that touches 4 or 5 windows can trigger upgrade requirements for the rest of the home's windows. We check window counts during the estimate phase and, if you're approaching the threshold, we'll either stagger the project or include the impact-rated upgrades in the original scope so there are no surprises.

Coastal homes (east of I-95 in some zones) may already require impact glazing regardless of the 25% rule. We confirm zone- specific requirements at the parcel level on the first walkthrough.

Suntree, Viera, and the Brevard inland communities

The 1990s–2010s master-planned communities in Suntree, Viera, and Rockledge are inland enough that salt-air corrosion is less of a daily concern, though hurricane code still applies. Remodel scope here looks more like the broader Central Florida pattern — semi-custom shaker cabinets, quartz counters, frameless walk-in showers, freestanding tubs in primary suites.

We work across Brevard County permitting (unincorporated areas handled by the county; cities of Melbourne, Rockledge, Cocoa, Cocoa Beach handle their own incorporated parcels). We confirm jurisdiction at the parcel level on the first walkthrough.
